This is such a cute read.  It is a slowburn, fight your feelings until you just can't deny them anymore. To the point you have to act on them, or loose everything that you never thought you would want.  
Deacon is the stud next door.  He is the anti-boyfriend.  But there is so much more to him than that.  He's awesome.  He's caring, funny, a great friend...
Carys is a great mom to Sunny.  But she kind of lost herself in the mom roll.  Especially after loosing her career.  Let's face it, I think every mom has lost herself a bit once they had their first child.
She does find herself again, with the help of Deacon.
I loved how this was a slowburn.  Yes, they were attracted to each other, but neither acted on it.  They actually got to know each other and build a very strong friendship first.
